Terms & Booking Conditions

These terms apply to bookings made through an Ownlet-built booking application (for example ownlet-app.web.app or a client's own domain running on Ownlet). Please read them before you book. Each property owner may add their own house rules, which sit alongside these terms.

Who you're booking with

The property is owned and operated by the individual owner named on the property listing, not by Ownlet. Ownlet (a trading name of Equal Design, operated by Matt Shepherd) provides the booking software and payment infrastructure on the owner's behalf, but the contract for your stay is between you and the property owner.

Prices and payment

The total price shown at checkout — accommodation plus any cleaning fee — is the full amount payable. Payment is taken in full at the time of booking via Stripe, a PCI-compliant payment processor. We never see or store your card details.

Booking confirmation

Your booking is confirmed once payment succeeds. You'll see a confirmation on screen and receive a confirmation email at the address you provided. If you don't receive an email within an hour, check your spam folder or contact the property owner directly.

Cancellation policy

This is a template policy. Each property owner sets their own cancellation terms, which will be shown on their site and take precedence over the default below.

  • Cancel 14 or more days before check-in: full refund.
  • Cancel 7–13 days before check-in: 50% refund.
  • Cancel less than 7 days before check-in: no refund.

To cancel, contact the property owner using the details on their booking confirmation.

Your right to cancel (Consumer Contracts Regulations)

Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, contracts for accommodation booked for a specific date or period of time are exempt from the standard 14-day cooling-off cancellation right. The cancellation policy above is the policy that applies to your booking instead.

Check-in and check-out

Check-in and check-out times, access instructions, and house rules are provided by the property owner directly, typically ahead of your arrival.

Liability

Ownlet provides the booking platform only and is not liable for the condition of the property, the conduct of the owner or guests, or any loss, damage, or injury arising from your stay. The property owner is responsible for their property meeting all applicable safety and legal standards.

Governing law

These terms are governed by the law of England and Wales.
